Walk out of the Nordstrom valet lane on a Wednesday in August 2026 and count the doors. Élephante is on your left. Catch is a few paces past it. Society Swan sits in what used to be Kona Grill. Telefèric Barcelona is around the corner. Din Tai Fung anchors the rotunda. Five destination restaurants, roughly two hundred feet of sidewalk, all of them opened or reopened inside the last twenty-two months.
If you have lived in Scottsdale long enough to remember when the south wing meant Kona Grill and a food court exit, that is the change worth noticing. The dining lineup Macerich has assembled at Scottsdale Fashion Square is dense enough now that the mall has quietly stopped being a shopping center with restaurants and started being a dining district with a shopping center attached. The Palm Court renovation finishing before the holidays is the final piece.
The five doors that changed the south wing
The current lineup did not arrive all at once. It arrived in a tight, sequenced wave that Macerich has been staging since 2024:
- Élephante — the Santa Monica coastal Italian import, open since October 2024, was the first anchor of the new south wing dining strategy.
- Catch — opened September 19, 2025 as the seventh Catch location in the country, joining outposts in New York, Los Angeles, Las Vegas, Aspen, Miami and Dallas.
- Society Swan — Sam Fox's American brasserie, opened October 15, 2025 in the two-story former Kona Grill footprint.
- Telefèric Barcelona — the Padrosa brothers' Catalan tapas and paella concept, open since late 2025.
- Din Tai Fung — the Taiwanese soup dumpling house Valley diners had waited nearly two years for, opened April 20, 2026.
Din Tai Fung is the piece that turned the corner. At 10,000 square feet, 340 seats, a full bar, a curved façade wrapping the rotunda and a dumpling expo kitchen designed by Rockwell Group, it is not a mall tenant. It is a first-in-Arizona flagship that happens to sit inside a mall. When a restaurant of that scale opens next to an existing lineup of Elephante, Catch, Society Swan and Telefèric Barcelona, the character of the block resets.
What the Palm Court renovation actually changes
Palm Court is the space you already walk through without thinking about it, the central atrium between the anchors where the fashion shows and holiday activations happen. Macerich started its third phase of renovation there in January 2026 and is targeting completion before the 2026 holiday season, which by their own communications is the window between roughly Thanksgiving and New Year's Eve.
The public spec is raised ceilings, improved sight lines, a refreshed entryway, updated restrooms and dynamic digital displays, with Edo Japan already open in the reconfigured food layout. The more interesting item is what Macerich announced on June 23, 2026: a naming rights RFP for the redesigned social hub, anchored by a three-story digital spectacular on the elevator tower. In practical terms, the Palm Court is being rebuilt as a media surface, not just a lobby. If you have hosted out-of-town family here for the holidays in prior years and walked through a serviceable but tired atrium to get to dinner, that experience is about to feel meaningfully different.
Where each door sits, and what to expect on a weeknight
The layout matters because the five restaurants are not evenly distributed. Four of them cluster around the south wing's rotunda near Nordstrom, and one, Nobu, remains in the older luxury wing near Neiman Marcus.

The layout also explains parking behavior. If you are heading in for dinner rather than shopping, the south wing entrance near Nordstrom is the shortest walk. Self-parking across all Fashion Square garages is free. Valet is $15, or complimentary if you have signed up for the mall's free Select Rewards program, a detail worth knowing because the seven-lane valet lane at the south entrance is now sized for the dining crowd, not the retail one.
The twelve-million-visitor question
Fashion Square attracts more than 12 million annual visitors across nearly 2 million square feet and 200-plus shops, per Macerich's own June 2026 disclosures. Traffic has never been the mall's problem. Resident habit is the problem, or was.
Ask any Scottsdale homeowner where they took visiting family in 2019 and Fashion Square was one answer among many. Ask the same homeowner in 2022 and the list narrowed, because indoor mall culture in general narrowed. What changed between 2024 and mid-2026 is that the mall stopped competing with Old Town and Kierland for lunch traffic and started competing with them for dinner traffic. Elephante, Catch, Society Swan, Telefèric Barcelona and Din Tai Fung are not lunch destinations for a shopper. They are dinner destinations for a resident who was going to eat somewhere anyway.
The comparison worth making is against Kierland Commons and the Waterfront. Both remain excellent. Neither has stacked five destination openings into two hundred feet of frontage inside twenty-two months. That kind of density is what tips a block from "another good option" to "the option you default to when you cannot think of anywhere new."
What still isn't settled
Two things residents should watch through the fall. First, the Palm Court digital installation is still being marketed for a naming rights partner. The elevator-tower spectacular will change the visual character of the atrium in a way we cannot fully preview until it lights up. Depending on how Macerich lands the sponsor and how the media is programmed, Palm Court will either feel like an elegant civic room or a Times Square-lite retail canyon. Both work commercially. They read very differently to residents crossing the atrium on a Sunday afternoon.
Second, the arms race is not over. Phoenix Magazine reported in late 2025 that Wolf by Vanderpump is coming to the rooftop of Caesars Republic Scottsdale, which sits within walking distance of the Fashion Square south entrance. If that opens on its stated 2026 timeline, the corridor between the mall's south wing and Caesars Republic starts behaving like an actual restaurant row rather than an isolated cluster.
A resident's playbook for the next four months
- Book Din Tai Fung on a Tuesday, not a Saturday. Reservations opened February 26 and the weekend book is deep. The soup dumpling wait on a Tuesday at 6:30 p.m. is a different experience from the Saturday-at-7 experience.
- Use Society Swan for the party of six that cannot agree on cuisine. The brasserie format holds steak, sushi, martinis and pasta under one roof, which is exactly what a mixed table needs.
- Save Telefèric Barcelona for the two-person dinner where you actually want to talk. Shared plates slow the meal down in the right way, and it is the most conversational room of the five.
- Time your holiday visits after Palm Court completes. Macerich has said the renovation wraps before the holidays. If you have relatives coming for Thanksgiving week or later, that trip through the atrium will be the finished version.
- Enroll in Select Rewards before your next visit. The free valet at the south entrance is faster than the self-park walk from the north garages if you are going straight to dinner.
Fashion Square in August 2026 is not the mall you shopped at in 2019, and it is not trying to be. It is a dining district with a shopping center attached, and the last piece of construction is finishing in time for the holidays. For a Scottsdale resident who defaulted to Old Town or Kierland for the last three years, it is worth another look before the atrium reopens and the reservation books tighten further.
